Meet the team

Kate has been immersed in the property market from a young age, with generations involved in renovations, landscaping, charted surveying, gas engineer and self managing landlords.

Throughout soaking up value of due diligence at every stage and building relationships with tradespeople, letting agents and estate agents, honing the skills into identifying reliable individuals and the best practices for working with them.

Kates working career spanned customer relations, management of elderly care and civil rights which developed a people first approach and analytical skills, with the vision to see beyond the present and recognise the potential in various opportunities.

Gary has been interested in property for several years before deciding to fully immerse himself in the industry. Since then, I have developed my knowledge from the foundations of property investment through to more creative methods of sourcing, structuring and completing deals.

Alongside completing several of my own property projects, I have helped investors secure and complete numerous deals. This hands-on experience has strengthened my ability to identify opportunities, assess their potential and find practical solutions when challenges arise.

Before entering the property industry, I worked within the care sector, where helping and supporting others was at the heart of everything I did. This experience fits naturally with our people-focused business model, whether that means supporting investors, working with members of the public or creating opportunities for local tradespeople.

My key strengths are building trusted relationships with agents, vendors and trades, spotting promising deals and finding effective solutions to problems throughout every stage of a project.

Our first personal project as a team was an assisted sale, helping a gentleman overcome restrictions on his property’s title that had left him unable to move forward. We took the time to contact the relevant charge holders, arrange for the charges to be redeemed and help clear the title, allowing him to move on to the next chapter of his life.

This experience reflects our people-first approach. For us, property is about more than completing a transaction—it is about understanding each person’s circumstances, finding practical solutions and creating a positive outcome for everyone involved.

Our Process-

Discovery Consultation (1 hour): Conducted via Zoom or FaceTime to understand the clients requirements, set up expectations, and explain the process. All questions are answered. Clients provide identification, proof of funds, sign NDAs, and complete fee payment.

Preliminary Property Search (within 90 days): In-depth property search matching client criteria. Potential sites are assessed, analysed and reviewed. Projects of interest proceed to due diligence. Communication throughout.

The Paperwork: Ensuring due diligence, legal paperwork, and purchase process move efficiently. Mortgage broker specialists assist if needed.

Contractors: Finalise any reviews, plans and schedules. Prepare renovation plans and await build phases.

Post-Sale: Immediate start on renovation and/or development. Onsite project management with weekly updates. Manage furniture purchase and installation where required.

BTL/Small HMO: Select letting agents for tenant management. BRR/Flips: Manage financing and sale process with legal team.

Final Steps: Snagging inspection, bill payments. Provide full financial breakdown for project closure.

Carlisle has no article four areas currently, therefore we do not require a licence for a HMO of 4 and under, we also do not require planning permission for change of use for 6 and under occupants. For this reason our BTL service includes small HMO's.
